The Problem
Empty plots of land and void properties are subject to intrusion from the same candidates other properties are. In-fact even more so as they often have weak perimeters and by their nature empty!
They are subject to intrusion from vandals, arsonists, squatters, fly tipping and children. The latter being the biggest Health & Safety issue & potentially the most costly intruder if reasonable protection/security has not been utilised and there is an accident.
The Solution
CCS protects void properties by installing fully monitored wire free alarms and CCTV systems. The vast majority of systems are stand alone but they can also compliment a guard on the large more complex, hi risk sites.
CCS CCTV systems may be accessed via the internet and viewed by the client.
Key Points of a CCS system:

The detection is radio linked (hybrid of NACOSS approved system) - No cables running around site.
- Digital recording on site – Does not depend on permanent connection to internet.
- Colour cameras (static and dome) – Much more detail in colour than black & white.
- Public address system - Inform intruders they have been detected are being recorded and the police have been notified.
- CCTV system fully accessible over the internet – Head office and anyone with correct codes has access to the cctv system, very good management tool.
- CCS systems have a full event log – Who set the system, where and when, which zone went off time and date logged.
- Rapid response unit set up for each site – Within the M25 we have our own dedicated motorbike response unit.
- CCS employs full time, fully trained engineers all have CSCS cards and are on call 24/7 – using subcontractors would be a security risk and also result in a poor quality service.
Most void properties have no coms (phone lines) or any mains power as it is best to cut off these facilities so as not to entice squatters.
All the CCS systems will run without these utilities, utilising 3G networks and LPG generators.
CCS provides a complete turnkey solution, installing, maintaining and monitoring our systems as well as providing a key holding service to the sites.
Once CCS is a key holder we can arrange to meet contractors on site in order to let them have access to the premises and act as guardian while they remain on site.
Recommendations
Void properties should have:
- Adequate perimeter protection.
- Regular visits to ascertain if there has been any unwanted attention on the site.
- Some sort of security i.e Guard or monitored system.
- Annual assessment of risk to site and to local residents.
